Prestonwood Baptist Church
Prestonwood Baptist Church was founded in 1977 and has grown rapidly since Dr. Jack Graham became pastor in 1989. Today, the Church has more than 26,000 members, a 7,000-seat worship center and nearly 1 million square feet of space, including: a Student Ministry Building; Prestonwood Christian Academy (with 1,400 pre-K-12 students); a sports organization; the Prestonwood Foundation; and the Caring People Network.

In early 2006, the executive staff at Prestonwood became increasingly concerned about rising energy costs and a total utility cost that exceeded $2 million annually. Coupled with wanting to save money for the ministry, Church leaders believe they have a faith-mandated role in protecting the environment and a need to show community leadership in providing energy-efficient, green solutions. The result of efforts they have made since that time is nearly $750,000 in energy savings and more than $1 million in total savings on all utilities including water.

Prestonwood Baptist created the position of Energy Educator Manager. “It allows daily focus and support to ensure consistent implementation and helps us develop in-house expertise,” says Ron Johnson, who was appointed to the position.

Although energy awareness and usage patterns have been key elements of the Prestonwood energy usage reduction program, they also installed occupancy sensors in 90 restrooms and continue to tune and service the HVAC systems. They use CFLs throughout their facility, reduced hot water temperature settings and added an upgraded energy management system. As part of the education efforts, monthly and quarterly incentive awards are made to Church and school staff who exhibit outstanding participation in the energy program. An energy management break-out session, “Home Energy,” was added to the annual “Money Matters” seminar conducted for members. ENERGY STAR qualified products and equipment are also used and installed whenever possible, according to Mr. Johnson.

The energy conservation programs at Prestonwood Baptist are saving more than 6,000,000 kWh of electricity and 72,000 therms of natural gas. The result is approximately $725,000 in annual energy cost savings, a reduction of more than 33% averaged between the Church and school. They are also helping the environment by preventing the release of 10.5 million pounds of CO2 from entering the air.

29,000 Sq. Feet
Annual Cash Savings: $48,000
Annual Energy savings: 685,715 kWh
Payback period: 3 years
Prevented 850,286 pounds of pollution

Numbers Speak for Vic’s Market
When Vic and LaReece D’Stefani saw the difference a lighting upgrade made for the atmosphere in a nearby supermarket, they considered doing the same in their Sacramento grocery store.

Brighter Lights, Lower Costs
In late 1993, Vic’s Market replace old lighting with accompanying reflectors. The new 4-ft. high-output, T-8 lamps and electronic ballasts increased light levels by 20 percent but lowered electricity bills by $1,800 a month. The local utility helped finance the first portion of the upgrade with a 50-percent rebate, so the payback period was less than a year long.

New Freezers, Cool Savings
“The D’Stefanis knew right away that this was a good thing,” says Sheckells of the energy upgrade. “Next they were ready for a new, 80-foot row of enclosed freezers to replace the 80 feet of open multideck freezers.” Glass doors for display cases bring a modern look and keep cold air where Vic wants it–with the food instead of cooling the aisles and making customers uncomfortable.

Not only did the new freezers save Vic’s Market an additional $1,600 in electricity bills, but they also made customers happy. “People complained that it was too cold in the freezer aisle before, so with the new equipment they shop longer,” explained D’Stefani.

Compressing Energy Costs
The energy upgrade did not stop with the new freezers, however. The local utility also helped finance phase III, a replacement of the compressor room and the purchase of new deli, meat, and freezer cases for Vic’s Market. “This part of the upgrade brought Vic’s another $2,500 in monthly savings and it helped us nearly phase out chlorofluorocarbons (CFCs) entirely,” according to the public utility.
The major challenge that the refrigeration industry faces is the mandated phaseout of CFCs. Until recently, many refrigerators used CFC-based refrigerants. Because CFCs deplete the ozone layer and contribute to global climate change, new refrigerants have been developed to replace CFCs and are currently available in new units or as replacements for old units.

Big Savings For Bigger Profits
The list of benefits seems to be endless, as Vic’s Market continues to save money and bring in greater profits. “In my 50 years in the business, I had heard what a facelift and new lighting could do for your business,” says Vic D’Stefani, “but this project has increased our sales beyond what we expected.” More specifically, Vic’s Market now takes in 15 percent more in sales than it did before the upgrade. So what comes next? “We are buying a new store and hoping to do the same upgrades,” D’Stefani says.

Sligo Adventist School, Takoma Park, Maryland
46,000 Sq. Feet
40 Employees
Annual cash savings: $ 11,136.00
Payback period: 18 Months

Kenneth Gair, the Plant Manager for Sligo Adventist School in Takoma Park, MD, knows that energy-efficiency programs can provide expert technical assistance for implementing environmentally sound — and money-saving — upgrade projects. He first heard about EPA’s ENERGY STAR program at an environmental conservation awards banquet sponsored by a Potomac Electric Power Company (PEPCO) subsidiary, Commercial Energy Services. Although he had already started to upgrade the lighting in his 46,000-sq.ft. facility, Gair felt that the technical expertise he would get by joining ENERGY STAR for small business would make his project speedy and successful. He was not disappointed.

Upgrade Overview: Gold Stars for Sligo
Gair decided to upgrade because the school’s lighting was over 30 years old and very inefficient. Before the upgrade, Sligo had 423 forty-watt, T-12, standard fluorescent light fixtures with magnetic ballasts and 285 fixtures with 75-to-300-watt incandescent lamps. Outdoor security lighting had been practically nonexistent because it cost so much to run the high-wattage incandescents. The 423 fixtures with T-12 lamps were replaced with energy-efficient 32-watt T-8 fluorescent lamps with electronic ballasts. The high-wattage incandescent lamps were converted to HID metal halide, high-pressure sodium, and compact quad-tube with electronic ballasts — which decreased the wattage by more than half and increased light levels. Since the upgrade, school employees have remarked upon the increased outdoor lighting and how it makes them feel safer at night.

To cut the number of hours that lights are on in the school, Gair installed 62 occupancy sensors and three additional daylight switches. (Prior to the upgrade, the school had 135 manual light switches and three daylight switches). Infrared sensors were installed in the classrooms and offices, and ultrasonic sensors were installed in school bathrooms. Gair also upgraded 19 exit signs from incandescent to LED, reducing the watts per fixture by approximately 80 percent.

Financing 101
Sligo’s lighting upgrade was financed by various sources, including PEPCO utility rebates, the school’s general fund, the Parent Teacher Council, and the general maintenance budget. Although “sticker shock” was an initial problem for financing the $44,728 lighting project (even though $27,527 of the cost was covered by rebates), once Gair gained the support of the Parent Teacher Council — to the tune of $2,000 — it was easy to convince others that they needed to invest in order to save.

Gair planned to solicit bids for the materials if his regular supplier did not give him the price he wanted. Fortunately, the supplier came through, and Gair surveyed, purchased, and installed the new lighting himself. Sligo then joined with the Takoma Academy next door and several local churches to recycle the old, PCB-containing ballasts. Since this partnership increased the volume of ballasts, the recycling company reduced their price, saving Gair 50 percent on recycling costs. The success of Sligo’s lighting upgrade led Gair to sell the idea of energy efficiency to the Takoma Academy and Columbia Union College. Closer to home, Gair is now considering upgrading the facility’s HVAC, building envelope, and water system. Although he was able to install the new lighting system himself, he knows he will need the advice and technical help provided by EPA’s ENERGY STAR for small business program if he installs a new chiller or variable speed motors.

The University of Michigan-Ann Arbor has completed energy efficiency projects in 123 major campus buildings. These include: installation of more energy-conserving lights and equipment, tune-ups of mechanical systems, and installation of higher-efficiency motors, direct-digital control points for automated systems, and variable air volume boxes, as appropriate. The result of these energy efficiency projects is a savings on utility costs of $9.7 million annually.

“Our staff has been very committed to pushing forward with hundreds of energy conservation measures that not only make good business sense, but also strengthen our environmental stewardship commitment,”; says Hank Baier, associate vice president for facilities and operations.”

Now, imagine saving over a million dollars a year … EVERY YEAR.

When Craig Sheehy began implementing energy efficient measures in 2001, he never realized the magnitude of operating expenses that would be saved at the Joe Serna Jr. California EPA building. When the financials came in, Craig thought something was wrong because the operating expense numbers were so low. After double checking the operating expenses, Sheehy finally concluded that the numbers were correct, the operating expenses were indeed plummeting.

During the first year, the operation invested about $500K in energy efficient upgrades and employee training. These investments realized a return of $610K in annual energy savings in less than a year.

Today, the Joe Serna Jr. is considered the greenest office building in the nation with an ENERGY STAR® rating of 99 (out of 100) and a platinum certification from the U.S. Green Building Council under its Leadership in Energy and Environmental Design-Existing Building program. In addition, the Joe Serna Jr. building is realizing savings of over $1.07 a square foot, with 950,000-square-feet, …that is $1,016,500 of savings realized every year.

is equal to generating $20 of new revenue

Cannon, Jr., Memorial Hospital, Jefferson, North Carolina
90,000 Sq. Feet
Annual Cash Savings: $82,849
Annual Energy savings: 55,700 gallons
Payback period: 0.3 years
Prevented 633 tons of CO2 pollution

Preventive Medicine: Hospital Prescribes Energy-Saving Measures
Nestled high in the Appalachian Mountains and surrounded by ski resorts, the Charles A. Cannon, Jr., Memorial Hospital in Banner Elk, North Carolina, is one of just a few medical facilities in sparsely populated Avery County. So when the hospital had cash-flow problems, Edward C. Greene, Jr., president of Avery Health Care System, knew he had to cut operating expenses without jeopardizing the vital health care services and programs that his hospital offers to the community. Investing in energy-efficient equipment seemed like a good way to reduce energy and maintenance costs, but like a wise patient, Greene sought a second opinion.

Diagnosis: Bad Boilers
In 1990, Cannon Memorial Hospital paid approximately $2.80 per square foot in energy costs for its 90,000-sq.ft. facility. The audit noted that a primitive heating, ventilation, and air-conditioning (HVAC) system heated and cooled the hospital, and that two old, inefficient, oil-fired boilers caused much of the high energy costs. The 30-year-old, 6,550-MBH boilers were oversized for the hospital’s energy needs. Therefore, they ran at partial loads, magnifying their inefficiency. In the winter, for instance, both boilers had to be in use continuously, usually operating at low loads and sucking away energy dollars. Given all that, plus the fact that both boilers were in poor condition, it’s easy to understand why Greene made replacing the boilers his top priority.

Prognosis: Huge Energy Savings
Tight budgets make it hard for many health care managers to consider large capital expenditures, such as replacing boilers. But based on the energy audit, Greene knew that replacing the two antique boilers could drastically lower his operating costs. He also knew that he needed financial help, so he applied to the state energy-conservation program and received a $200,000 grant. The grant covered most of the cost of replacing the boilers and associated auxiliaries with a new, energy-efficient system consisting of three 3,300-MBH oil-fired boilers. The total cost was more than $250,000, but the energy savings added up to more than $80,000 a year. Thanks to the grant, the boilers paid for themselves in only a few months. Even without the grant, they would have paid for themselves in about 3 years.
